Location and accessibility Aragon is a Spanish autonomous community in the northeast of the Iberian Peninsula. It includes the central Pyrenees in the north, the central part of the Ebro Valley and part of the Iberian System in the south, where the El Sabinar estate is located. Aragón consists of three provinces: Huesca in the north (225,000 inhabitants, population density of 14.35 persons per km2), in the center Zaragoza (with a population of almost one million inhabitants, 55.27 persons per km2), and in the south Teruel (with 135,000 inhabitants and 9.09 persons per km2). The latter includes El Sabinar (the estate), in the municipality of Cella, 35 kilometers from Teruel, the capital of the province. Accessibility The estate is easily accessible by car via the Mudejar highway (A23) between Zaragoza and Valencia. From the A23 exit Cella it is a 15-minute drive to the estate. If you drive off the A23, it is less than 1.5 hours' drive to the Mediterranean coast. The driving distance to the port of Sagunto is 130 km, to the port of Valencia 170 km. The Madrid – Barcelona – France high-speed line has train stations in Zaragoza (165 km) and Calatayud (130 km). From El Sabinar it is a 20 km drive to Teruel - Caudé Airport. Teruel - Caudé Airport has been operational since February 2013. It has a newly constructed runway of 2,825 meters in length, a parking apron of 120 hectares and high-capacity hangars and business aviation for non-scheduled flights aimed at companies and private jets. Truffles on the Estate Finally, Teruel's culinary arts extend to the earthy richness of truffles, subtly infusing dishes with their aromatic essence. Aragon is responsible for almost 50% of the world's truffle production. About 10,000 hectares are intended for planting these underground fungi and there are almost 800 affiliated truffle growers, nine mycorrhizal plant nurseries, 16 truffle processing companies and six irrigation companies. Teruel is at the forefront of truffle production, especially in the Gúdar Javalambre region, with the city of Sarrión undisputedly considered the truffle capital of the world. An international truffle fair is held here every year. The distance between El Sabinar and Sarrión is approximately 70 km. Teruel produces 30,000 kg of black truffles per year, almost as much as France as a whole. Most of the excavated truffles are traded on the French markets as truffe du “Périgord”. In the 2019-2020 campaign, the truffle market in Mora de Rubielos (about 70 km from El Sabinar) moved 67% of the total truffle marketed in the world. The five markets in the rest of Spain processed 14 of the world total, a figure comparable to that of Norcia in Italy. In France, the volume was 5 in the two markets, the Carpentras truffle market and the Richerenches truffle market. Development opportunities on the estate There are a total of 7 properties on the estate.
